Full Property Management

    • Top-down review of your property to optimize its performance as a vacation rental. Areas covered include market analysis, decorations, maintenance, guest offering, and more.

    • Create guest literature, for example message templates to send your guests before, during and after their stay.

    • Professional photography.

    • Setup marketing channels (e.g. AirBnB, VRBO).

    • Evaluation and guidance on smart home equipment installation (e.g. door keypads, thermostats).

    • Marketing of property via AirBnB, VRBO, etc.

    • Managing all guest communications before, during, and after their stay, including answering questions, sending check-in information, etc.

    • Maintain a guest hotline.

    • If an issue occurs during a stay that requires personnel to go to the vacation rental, we do so. Examples include extra cleaning, addressing lockouts, and troubleshooting WiFi issues.

    • Managing cleanings  between stays, including the changing of linens.

    • Giving you access to our wide network of vetted contractors. We have negotiated discounts for Lion Square clients with many of them - this can mean significant savings for you.

    • Manage maintenance and repairs, including coordinating contractors, overseeing cleaners and landscapers, etc.

    •  Inspect the inside and outside of your vacation rental every month to ensure its proper condition.

    • Perform monthly caretaking, for example changing HVAC filters, replacing bulbs, and testing smoke alarms.

    • Rent collection.

    • Study market supply and demand and setting nightly rates.

    • Send owners monthly payments, as well as detailed financial performance reports going over revenue, occupancy, average daily rate, etc.

    • End of year form 1099 tax reporting.

    • Managing of ongoing payments that are your responsibility (e.g. utilities and HOA assessments).

    • Security deposit return: if a guest damages your vacation rental, we manage the process of getting you reimbursed for the damage.

    • Ongoing consulting with you on the regulatory requirements in your property's jurisdiction.

    •  Collect and remit  government vacation rental fees and/or taxes (e.g. Charleston County accommodation taxes).

    • Manage regulatory requirements (e.g. trash pickup and fire marshal inspections).

Light Property Management

    • Create guest literature, for example message templates to send your guests before, during and after their stay.

    • Professional photography.

    • Setup marketing channels (e.g. AirBnB, VRBO).

    • Evaluation and guidance on smart home equipment installation (e.g. door keypads, thermostats).

    • If an issue occurs during a stay that requires personnel to go to the vacation rental, we do so. Examples include extra cleaning, addressing lockouts, and troubleshooting WiFi issues.

    • We manage your cleaners, which we strongly suggest come from Purple Dot Cleaning, our sister company. We monitor your calendars on the booking platforms (e.g. AirBnB and VRBO), schedule the cleaners, and monitor that cleans are done on time and well. Additionally, as a client of Lion Square, you receive a 10% discount on the cleaning fee you pay Purple Dot Cleaning.

2. Create a Gameplan

We work with you to create a gameplan. Depending on whether you choose our Full or Light Property Management Services, items we cover may include:

  • What are market prices in your area? As part of this work, we create a full comp and market analysis for your vacation rental.

  • What is the smartest way to market your vacation rental? What platforms should we use and how shall your property be staged and photographed?

  • We go through our guest screening process, as well as operational details like how maintenance requests, cleaning, and security deposit claims are managed.

3. Show Time!

If you opted for our Full Property Management Services, we advertise your vacation rental and diligently screen prospective guests.

Then, from monitoring the condition of your property to collecting rent, we take care everything.

If you opted for our Light Property Management Services, we maintain close contact with you and act as your in the field partner.

4. Perfomance Tracking

Ultimately, our job is to maximize your return.

We continually track our performance and share the information with you.

We send you monthly and annual reports, which include critical benchmarks like rents received, maintenance, and repairs costs.
